September Market Report

As the Island settles into fall, buyer activity remains strong and the market continues to build momentum.

September saw 46 sales for $132 million in volume, the busiest month of the year by both count and dollar volume. Sales included a $12.3 million property in West Tisbury and an $8.3 million sale on East Chop, along with five other properties priced above $5 million. Edgartown led with 18 sales, followed by Oak Bluffs with 13. Compared to September of last year, transaction count rose 12% and dollar volume rose 45%.

Year-to-date, 245 transactions have closed, totaling $682 million. Transactions are down 3%, but volume is up 26%, and the average sale price remains higher year over year.

Inventory is essentially unchanged, with 216 properties on the market compared to 218 a year ago. With inventory flat and sales up, we expect a steady final quarter.
