March Monthly Market Report

March statistics showed modest changes, with a 5% increase in transactions and a 10% increase in dollar volume. Looking at first quarter totals, sales and dollar volume increased 21% from one year ago due to the strong start in January.

The spring season is approaching, and inventory is steadily increasing, with new listings and properties returning to the market. March saw 16% more homes for sale than last year, and in the past 30 days alone, 62 listings were added, putting the current inventory at 170.

February Monthly Market Report

After the strong start last month, the numbers for February are disappointing in comparison, though still consistent with what we typically see at this time of the year. There were 10 fewer sales for 45% less dollar volume. Despite the decreases, year-to-date transactions and volume are up 17% and 11%, respectively.

January Monthly Market Report

The year got off to a strong start. There were 29 transactions for $59 Million, 61% and 52% increases, respectively, over January 2024. Many of the transactions were generated from fall and early winter buyer activity. We may see a dip in February figures due to the typical seasonal downturn.

Annual transaction volume and dollar volume in 2024 saw 8% and 6% declines from 2023. This was the least dramatic year of decline since the 2021 peak, signaling the market is at or near stabilization.

December Monthly Market Report

The year ended with December ranking as one of the top three producing months of 2024. There were 41 transactions for just under $83 Million. Preliminary year-end figures show transaction and dollar volume decreases of about 8% from 2023.

November Monthly Market Report

Winter has settled in on the island, and after two strong months, November sales figures dipped. There were 30 sales for $76 million, 47% and 31% changes from October.

At this time, there is little buyer activity, and we are seeing two times as many properties going off-market as are newly listed each week. Inventory is currently at 159 homes, down from the year’s high of 200 in August.
