August Market Report

The island feels much different this month - cooler temps and plenty of parking spaces. Many consider September the best month on the Island.

August saw 30 transactions close for $109 million in volume, a solid jump from July and one of the year's busiest months. Sales included a $43 million estate on Butler's Cove  along with an $8.96 million sale in West Tisbury and several other properties priced above $5 million. Compared to August of last year, transaction count was down 17%, but dollar volume rose 55%.

Thus far this year, 199 transactions have closed, totaling $551 million. Transactions are down 6%, but volume is up 22%, and both the median and average sale price remain higher year over year.

With a strong number of pending transactions underway, we expect a busy fall.
